11 <br />21 <br />i <br />3� <br />4 <br />5 <br />6 <br />71 <br />8 <br />9 <br />10 <br />11 <br />12 <br />13 <br />14 <br />15 <br />16� <br />17� <br />18 <br />19 <br />20 <br />21 <br />221 <br />231 <br />24 <br />251 <br />26 <br />27 <br />28 <br />FOLLOWS: <br />ORDINANCE NO. 1631 <br />AN ORDINANCE OF THE CITY OF COLTON, AMENDING <br />ORDINANCE NO. 1602, AND CHAPTER 18 OF THE <br />COLTON MUNICIPAL CODE, ESTABLISHING A COM- <br />PREHENSIVE PLAN FOR ZONING AND LAND USE. <br />BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF COLTON AS <br />SECTION ONE. The City Council finds and declares: <br />1. That a public hearing has been duly and legally held by the <br />Planning Commission of the City of Colton on a Text Amendment to Sections 18.28 <br />land 18.32 of the Colton Municipal Code and Ordinance No. 1602. <br />2. That said Planning Commission has recommended the adoption of <br />the proposed Text Amendment. <br />3. That said Text Amendment and the recommended action appropri- <br />lately shown is as follows: <br />(1) Section 18.32.030.C.3 - is amended to read: <br />3. Architectural Review. The committee shall review <br />site plans and elevations for every proposed development in the <br />city. Only plans for the development of a single-family dwell- <br />ing including accessory buildings thereto, and minor additions <br />or alterations to existing structures which do not change the <br />external appearance nor increase the intensification of use there- <br />of, shall be exempt from such a review; however, the committee <br />shall have the power and authority to approve or deny the archi- <br />tectural design for the exterior of all buildings whether they be <br />residential, industrial or commercial in the area covered by <br />Chapter 18.28 of the Zoning Ordinance, also known as the Cooley <br />Ranch area. The committee shall approve or recommend approval <br />of the site plan and elevations for a proposed development, ex- <br />cept where it makes one or more of the following findings: <br />(Sub -paragraphs a. through f. remain unchanged) <br />4. That a public hearing has been duly and legally held by the <br />City Council on the aforesaid recommendation of the Planning Commission. <br />approved. <br />SECTION TWO. The Text Amendment herein above stated is hereby <br />SECTION THREE. Effective Date. This ordinance shall be in force <br />and effective thirty (30) days after final passage. <br />
