11 21 i 3� 4 5 6 71 8 9 10 11 12 13 14 15 16� 17� 18 19 20 21 221 231 24 251 26 27 28 FOLLOWS: ORDINANCE NO. 1631 AN ORDINANCE OF THE CITY OF COLTON, AMENDING ORDINANCE NO. 1602, AND CHAPTER 18 OF THE COLTON MUNICIPAL CODE, ESTABLISHING A COM- PREHENSIVE PLAN FOR ZONING AND LAND USE. BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF COLTON AS SECTION ONE. The City Council finds and declares: 1. That a public hearing has been duly and legally held by the Planning Commission of the City of Colton on a Text Amendment to Sections 18.28 land 18.32 of the Colton Municipal Code and Ordinance No. 1602. 2. That said Planning Commission has recommended the adoption of the proposed Text Amendment. 3. That said Text Amendment and the recommended action appropri- lately shown is as follows: (1) Section 18.32.030.C.3 - is amended to read: 3. Architectural Review. The committee shall review site plans and elevations for every proposed development in the city. Only plans for the development of a single-family dwell- ing including accessory buildings thereto, and minor additions or alterations to existing structures which do not change the external appearance nor increase the intensification of use there- of, shall be exempt from such a review; however, the committee shall have the power and authority to approve or deny the archi- tectural design for the exterior of all buildings whether they be residential, industrial or commercial in the area covered by Chapter 18.28 of the Zoning Ordinance, also known as the Cooley Ranch area. The committee shall approve or recommend approval of the site plan and elevations for a proposed development, ex- cept where it makes one or more of the following findings: (Sub -paragraphs a. through f. remain unchanged) 4. That a public hearing has been duly and legally held by the City Council on the aforesaid recommendation of the Planning Commission. approved. SECTION TWO. The Text Amendment herein above stated is hereby SECTION THREE. Effective Date. This ordinance shall be in force and effective thirty (30) days after final passage.
