The City Council finds and declares: <br />1. That a public hearing has been duly and legally held <br />by the Planning Commission of the City of Colton on a Text Amend- <br />ment to Title 18 of the Colton Municipal Code and Ordinance No. <br />1602. <br />2. That said Planning Commission has recommended the <br />adoption of the proposed Text Amendment. <br />3. That said Text Amendment and the recommended action <br />appropriately shown is as follows: <br />Title 18, Chapter 18.16, Development Standards, <br />Section 18.16.020, Dwelling Size, of the Colton <br />Municipal Code, be amended to read: <br />18.16.020 Dwelling Size. The minimum gross floor area <br />of a duelling unit in the various land use zones shall be as shown <br />in the following table: <br />DWELLING UNIT TYPE <br />Zone Bachelor Efficiency 1 -Bedroom 2 -Bedroom 3 -Bedroom <br />R -E --- --- All 2,000 square feet <br />R-1 --- --- All 1,200 square feet* <br />R-2** 500 600 800 1,000 1,200 <br />R-3** 500 600 800 1,000 1,200 <br />*If more than one unit is being constructed, the minimum square <br />footage may be 1,000 square feet, providing, that an average of <br />1,200 square feet is maintained. <br />**Applicable only to multiple dwelling unit buildings. Where a <br />structure contains only one dwelling unit, it shall have a mini- <br />
