BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF COLTON SECTION ONE. The City Council finds and declares: 1. That a public hearing has been duly and legally held 1by the Planning Commission of the City of Colton on a Text Amend- Iment to Title 18 of the Colton Municipal Code and Ordinance No. 11602. 2. That said Planning Commission has recommended the ladoption of the proposed Text Amendment. 3. That said Text Amendment and the rer_ommended action appropriately shown is as follows: 18.12.155 SP Specific Plan Zone. A. Intent and Purpose. The Specific Plan Zone is intended to be used only when a Specific Plan is adopted by the City in compliance with Section 65500 of the State Planning, Zoning and Develop- ment Laws. This zone shall replace any existing zone and shall be governed by the development standards outlin- ed in the Specific Plan. When adopting a Specific Plan, the Council shall hold Public Hearings as prescribed in the State Planning, Zoning and Development Law. The pub- lic shall be notified that the Specific Plan also includes a change of zone for the area and all other regulations for a change of zone shall be adhered to. Once the Specific Plan has been adopted by ordinance and has become effec- tive, the Director of Planning shall, cause all pertinent maps and regulations to be duly amended and thereafter all development of the affected area shall conform to those regulations contained in the text of the Specific Plan subject to whatever allowance may be made by the Zon- ing Ordinance for non -conforming uses, land or structures. Any regulations not specifically mentioned in the Specific Plan document shall be governed by the Zoning Ordinance. SECTION TWO. The Text Amendment herein above stated is
