B. Exceptions: Where a lot was of record under separate ownership <br />at the time of the effective date of this chapter, and the areas and <br />dimensions of the lot are less than required for its zone, the following <br />shall apply: <br />1. Such lot in the 1-E, 1-1, C-2, B -P or I -P zone may be <br />occupied by the uses permitted in the zone; <br />2. Such lot in the R-2 zone may be occupied by one dwelling <br />unit. An additional dwelling unit for each three thousand six hundred <br />square feet of a lot area over three thousand six hundred square feet <br />may be granted upon securing a conditional use pernut; <br />
