Approval of the site plan and architectural design tot <br />the residential and commercial acreage are conceptual in <br />nature. The applicant, must submit final drawings to the <br />Community Development Director and comply with his <br />conditions of approval prior to requesting building <br />oermits. <br />2. The applicant shall maintain the entire protect area in a <br />neat, orderly manner. <br />3. `Phe anoIicant shall submit to the Planning Division, a <br />landscar)e elan prepared r)y a licensed landscape <br />architect. the Plan shall he approved by the Community <br />Development. Director and shall also include Ibc_it not be <br />limited t.ol the following landscape features and <br />reouirements: <br />al Permanent irrigation system for all common areas <br />included in the site plan. <br />bl one 111 tree per three 131 parking spaces shall be <br />nlanted. All trees shall be not less than fifteen <br />1151 gallons in size: ten percent 11.0%l of the trees <br />recquired shail be thirty-six 1361 inch box trees. <br />Additionally, the applicant shall provide one 111 <br />tree at the same ratio as mentioned above, to the <br />City Parks Division. Said trees may be planted <br />along Barton (-toad, Washington Street, Cooley Drive, <br />Cooley Lane; Reche Canyon Road, and Old Ranch Road. <br />-3- <br />
