Reichel to change the zone of <br />the property located at the northeast corner of Pepper and San <br />Bernardino Avenues (Assessor's Parcel Numbers 250-211-07 and 17) <br />from R-1/PC (Single Family Residential/Planned Community) to C-2 <br />(General Commercial), also known as File Index Number DZG-03-93; <br />and <br />WHEREAS, the City Council did give notice of the Public <br />Hearing as required by law; and <br />WHEREAS, the City Council did hold said Public Hearing and <br />consider said request on May 4, 1993; and <br />WHEREAS, the City Council, having studied and researched <br />such application, makes the following findings; <br />1. The proposal is consistent with the intent and <br />guidelines of the General Plan <br />2. The proposal will be consistent with the Zoning <br />Ordinance if granted a Zone Change and when the <br />conditions of approval are met. <br />3. The proposal will be consistent with its sur- <br />rounding uses when the conditions of approval <br />are met mitigating any possible negative im- <br />pacts the proposed changes may create. <br />4. The proposal warrants a Negative Declaration. <br />
