R-108-02 <br />A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF <br />COLTON, APPROVING AN AMENDMENT TO THE WEST <br />VALLEY SPECIFIC PLAN: FILE NO. DAP -000-016 <br />WHEREAS, 2245 Valley Blvd., LLC has filed an application ("File No. DAP -000- <br />016") to amend the West Valley Specific Plan ("Specific Plan") to change the land use designation <br />of property located at 2245 West Valley Boulevard (Assessor Parcel No. 0254-041-04) from <br />"Regional Retail" (RR) to "Business Industrial Park" (BIP) ("Application"), affecting approximately <br />8.9± acres of land that are currently contains a vacant contractor's warehouse and parking facility <br />("Subject Site"); <br />WHEREAS, the Application was referred to all affected public agencies; <br />WHEREAS, the Application was reviewed, studied, and found to be consistent with <br />the City's adopted General Plan and the West Valley Specific Plan; <br />WHEREAS, the Application was reviewed, studied, and found to comply with the <br />California Environmental Quality Act ("CEQA') as more fully described below; <br />WHEREAS, on August 27, 2002, the Planning Commission of the City of Colton <br />conducted a duly noticed public hearing on the Application at which time all persons wishing to <br />testify in connection with the Application were heard and the Application was comprehensively <br />reviewed; and <br />occurred. <br />WHEREAS, all other legal prerequisites to the adoption of this Resolution have <br />NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF <br />COLTON: <br />SECTION 1. Based on the entire record before the City Council, all written and <br />oral evidence presented, and the findings made in this Resolution, the City Council hereby <br />approves an amendment to the Specific Plan by changing the land use designation of the Subject <br />Property legally described on the attached Exhibit "A" from "Regional Retail" (RR) to "Business <br />Industrial Park" (BIP). The City Council further approves an amendment to Figure 3.1 (Overall <br />Land Use Plan) and Figure 3.2 (West Subarea Land Use Plan) of the Specific Plan to reflect the <br />redesignation of the Subject Site from "Regional Retail" (RR) to "Business Industrial Park" (BIP).
