0 <br /> EAST VALLEY GENERAL PLAN <br /> 1. GENERALIZED LAND USE, 1950 - 1965 <br /> Land use in the East Valley has undergone considerable change since <br /> 1950. While vacant land and agriculture are still important, the most <br /> dramatic changes have been in the urban uses. <br /> Significant observations disclosed by the analysis of Table 1 are as <br /> follows: <br /> a. Vacant Land, both useable and non-useable account for 56% of the <br /> total area today, down slightly from the 1950 figure of 59%. <br /> b. During the period 1950-65, agricultural uses decreased 30%. <br /> c. The amount of land devoted to urban uses has increased 72% from <br /> 1950-65. <br /> d. Urban expansion has been at the expense of agricultural lands. <br /> AThe following is a summary of generalized land use trends in the <br /> past 15 years: <br /> a. Vacant Land: Presently, vacant land accounts for the major portion <br /> of the study area, occupying 85,290 acres or 56% of the total <br /> 152,149 acres. Vacant useable land accounts for 48% of all vacant <br /> land. During the period 1950-65, vacant useable acreage decreased <br /> only 8%. <br /> h <br /> b. Agricultural Land: Between 1950 and 1965, acreage was reduced <br /> about 30%. Today, agricultural land occupies 18% of the total <br /> area, down from the corresponding 1950 figure of 26%. <br /> c. Urban Uses: Urban uses, the third major category of land use, <br /> occupies 26% of the total study area to date. Of the major land <br /> classifications, urban uses have shown the most significant change <br /> in land area, increasing 72% between 1950 and 1965. Most of this <br /> 1 expansion has been at the expense of agricultural lands. <br /> 2. 1965 LAND USE BY PLANNING AREAS <br /> A breakdown of land use, 1965, by planning areas is shown in Table 2. <br /> Significant facts pertaining to each planning area are as follows: <br /> a. Planning Area #1: Planning Area #1 contains 25,874 acres or L7% <br /> of the total study area. The Planning District contains the <br /> City of Rialto and the communities of Bloomington as well as the <br /> North Rialto are6(. Most of the urban development is contained <br /> within the City of Rialto and in the unincorporated community of <br /> Bloomington. Much of the area is vacant and unproductive at the <br /> 6 present time. <br /> i <br />
