West Colton Study e 2 - March 17, 1966 <br /> Existing Land Use <br /> Generally the land is developing to sates and distribution uses <br /> rather than low density residentiaLL However, most of the land is <br /> vacant and undeveloped. Specifically, the uses along Valley Boulevard <br /> are of a commercial and light industrial nature, except for the area <br /> along Morrow Airport, which is recreational. There are single <br /> family dwellings along Hermosa Avenue, which will be fronting the <br /> railroad), and west of Hermosa on the southerly side of C Street.. <br /> North of C to Olive, east of Meridian is 40 acres of land owned by <br /> the City„ The westerly half of this land is dedicated for Cemetery <br /> purposes: <br /> There are two dwellings north of the cemetery along Olive, <br /> in the City, and several west along Olive in the County. The remaining <br /> area north of Olive is vacant and unused. North and west of the <br /> study area, in the Cities of Rialto and San Bernardino,; the land is <br /> devoted to low density residential uees.. <br /> To the south, along Stover Avenue, are two heavy industrial <br /> uses„ South of Shover, outside the study area, is agricultural and <br /> vacant, unused land, The dwellings to the southwest corner or the <br /> study area are generally blighted with age and mixed uses.. <br /> The Land in and around the intersection of Pepper Avenue and <br /> the San Bernardino Freeway is developing to highway services, that <br /> Service stations, motels, restaurants, etc. <br /> Existing Circulation Element <br /> Existing streets in the area are <br /> East a West' Randall west from Acacia <br /> Olive east from Meridian <br /> "C" east from Meridian <br /> Valley Boulevard <br /> Stover Avenue <br /> North South Hermosa, south from "C" <br /> Meridian Avenue <br /> Pepper south from Valley <br /> Rexford north from Valley <br /> Sycamore south from Marion Way, <br /> These existing streets roughly serve the perimeter cf the area, <br /> but there are no improved streets to provide access to the majority <br /> of the land.. <br /> A plan is needed to K,ovide general iocations and widths of <br /> traffic thoroughfares, As 'in ail circulation plans, logical future <br /> routes must be preserved through the undeveloped area so as to <br /> provide adequate access to the lots, and vehicular movement.. <br /> It is necessary only to provide for collector and secondary streets, <br /> as these must tie together. Local streets are generally designed <br /> to discourage through traffie and can be located as development <br /> warrant <br />
