DIRECTOR / CITY ENGINEER <br />SUBJECT: APPROVE EXECUTION OF THE SUBDIVISION AGREEMENT <br />AND RECORDATION OF THE FINAL TRACT MAP FOR TRACT <br />17187. LOCATED AT 488 AND 502 JOHNSTON STREET WEST OF <br />PENNSYLVANIA AVENUE — 22 LOTS. <br />DATE: <br />BACKGROUND: <br />March 13, 2007 <br />Tract 17187 is located at 488 and 502 W. Johnston Street, west of Pennsylvania Avenue. This <br />development consists of twenty-two single-family residential lots. The tract is being constructed by <br />N Star Homes. <br />ANALYSIS/DISCUSSION: <br />The developer has submitted a letter of credit for the subdivision improvements, a security deposit <br />for monumentation and a signed Subdivision Agreement. <br />The map has been reviewed for conformance with the Subdivision Map Act and local ordinances. <br />The map also conveys to the City of Colton, dedications for streets and easements for utility <br />purposes, which are subject to acceptance by the City Council.
