C. Definition of the primary and secondary uses that might be attracted to the project <br />based on analysis of tenancy patterns. <br />D. Determine viability of land use within a mixed use development. <br />E. A description of the project parameters that will take optimum advantage of the <br />identified market of opportunity. <br />F. Projection of absorption of business space by type. <br />OSPITALITY / HOTEL ANALYSIS <br />Given the location of the subject site and the probability that some of the uses on the site <br />could themselves generate demand for overnight and other business-related accommodations, <br />the potential for hospitality uses will be analyzed, concentrating on moderate level, business - <br />serving properties (with rooms, food service and meeting facilities) that also could <br />accommodate leisure (tourist) trade. <br />SCOPE OF SERVICES <br />In assessing the potential for the proposed hotel at the subject property, Market Profiles will <br />perform the following tasks: <br />A. An economic analysis of current demand patterns in the area, including market <br />segmentation and unsatisfied room demand. <br />B. A field survey of each defined competitive hotel in the Colton market area (which will <br />be defined for this purpose during the course of the study) to determine specific <br />characteristics such as location, ownership, management, chain affiliation, number of <br />rooms, age, market mix, demand segmentation and market share, current room rates, <br />estimated meeting space, estimated occupancy rate and special attributes, if any. <br />C. A review of proposed development activity within the competitive market area to <br />assess the future competitive posture of the marketplace for new hotel or other <br />hospitality -based developments. <br />D. A review of the project's site and locational factors as they relate to hospitality uses, <br />such as adjacent land uses, ingress and egress, ambience, relationship to other demand <br />generators. <br />CONCLUSIONS AND RECOMMENDATIONS <br />Based upon competitive data analysis and a review of underlying demand factors, our <br />estimates of future performance of the hotel will be derived from identification of the types <br />of hotel guests who would be most likely to patronize the property. <br />The final written report will include the following: <br />EVE <br />
