HUTTON, DIRECTOR OF PUBLIC WORKS//"Date: 1/25/93 <br />SUBJECT: CONSENT TO -QUIT -CLAIM CERTAIN AREAS RESERVED FOR <br />LANDSCAPING WITHIN TRACT NO. 14404-1 AND TRACT NO. <br />14404-2, PACIFIC FIRST BANK, OWNERS. <br />BACKGROUND <br />Pacific First Bank, the current owner of Tracts 14404-1 and 14404-2 <br />located between Hunts Lane and Cooley Drive south of Cooley Lane, <br />had dedicated several small landscape easements that are located <br />within many of the lots side and front yard areas. <br />DISCUSSION: <br />Since the dedications reserve areas that are within each lots <br />property `lines and are small in nature, staff has determined the <br />cost associated with maintaining these areas exceeds any benefit <br />the future property owners may receive. This is due in part to the <br />fact that the majority of these easements encompass portions of <br />each lots front yard which, in principle, should be maintained by <br />the individual property owners themselves. <br />RECOMMENDATION <br />Staff recommends that the City Council authorize the landscape <br />maintenance district to commence with the Quit -Claim procedures. <br />Report prepared by: Joe Baldino II, Project Administrator <br />Concurrence <br />Attachments: Quit -Claim Deeds <br />D2:QUITCLAIM <br />
