HUTTON, PUBLIC WORKS DIRECTOR <br />SUBJECT: FINAL APPROVAL AND ACCEPTANCE OF TRACT 15165 <br />FOR RECORDATION -- YOUNG HOMES / JOHN REICHEL <br />DATE: DECEMBER 9, 1996 <br />BACKGROUND: <br />Tract Map 15165 is located northerly of San Bernardino Avenue and easterly of <br />Meridian Avenue. This map consists of 55 single family residential lots. The owners <br />being Young Homes are offering 5 foot P.U.E. easements along the frontages of each <br />lot. In addition to the offers of easements, street dedications are offered as part of the <br />Tract Map requirement. <br />SUMMARY: <br />This map has been reviewed for conformance with the Subdivision Map Act and Local <br />.. Ordinances. This map conveys to the City of Colton dedications for easements and <br />street purposes, which requires acceptance by the City Council. <br />All plans and Bonding quantities have been reviewed by staff and the Developer is in <br />the process of delivering the bonds. The Developer is requesting Council consideration <br />of approving the Tract contingent upon receiving the improvement Bonds. The reason <br />for this request is that the Developer has indicated the need to make a deadline date, <br />which falls prior to the next Council meetings. <br />FINANCIAL IMPACT: <br />ENVIRONMENTAL: <br />None <br />Item No. 13 <br />
