Communication towers and communication antennas may locate on existing towers <br />or buildings which are at least (25) feet in height. When located on buildings, communication towers <br />and communication antennas shall: <br />1. Be set back at least twenty five (25) feet from the edge of the buildings <br />(water towers shall not be considered to be buildings subject to this setback <br />requirement); and <br />2. Not exceed 50% of the building height. <br />B. Communication towers and communication antennas processed under subsection (A) <br />shall be reviewed and approved through the provisions of Chapter 18.58. <br />C. Public utility poles and transmission towers shall not be considered towers or <br />buildings upon which communication antennas and communication towers are permitted to be <br />located pursuant to this Section. <br />D. New freestanding communication towers and communication antennas shall be <br />allowed only in the M-1 (Light Industrial) and M-2 (Heavy Industrial) zoning districts. In addition, <br />such freestanding communication towers and communication antennas will not be allowed unless the <br />applicant demonstrates to the satisfaction of Community Development Director that: <br />Existing towers and buildings do not afford the applicant the technological <br />ability to provide service to the service area of the applicant or service <br />provider; and <br />2. It is not technologically possible to bifurcate the geographical boundaries of <br />the proposed service area in order to avoid the necessity for a freestanding <br />communication tower or communication antenna. <br />18.39.050 Performance and Construction Standards for Communication Towers and <br />Communication Antennas. <br />A. Wind Loads. Communication towers and communication antennas shall, at a <br />minimum, be designed and constructed so as to withstand a wind speed of 70 mph for those towers <br />and antennas with heights of 15 feet or less or 100 mph for those towers and antennas with heights <br />in excess of 15 feet. Existing communication towers and communication antennas shall be modified <br />to meet these requirements prior to the issuance of any permit or other authorization to modify <br />them, including, without limitation, any request to modify the height or include additional antennas <br />or providers. <br />B. Seismic Design Requirements. Communication towers and communication antennas <br />shall, at a minimum, be designed to comply with requirements for seismic Zone 4. <br />-3- <br />
