DISCUSSION: <br />All conditions of approval and offsite improvements have been completed. The Engineer of <br />record has installed the required survey monumentation and submitted the tie notes for Public <br />Works files. The Public Works Inspector made a final inspection of the site and authorized a <br />field notice acceptance of the project on December 29, 1999. The Developer is requesting <br />acceptance of the infrastructure of this tract and to start the one year material guarantee <br />maintenance period <br />FINANCIAL IMPACT: <br />None. <br />ENVIRONMENTAL IMPACT: <br />None. <br />RECOMMENDATION: <br />Staff recommends that Council accept Tract 15784 as 100% complete and authorize staff to <br />release the street improvement bonds upon receipt of the 10% maintenance bonds. <br />Report prepared by James R.
