Exemptions. The provisions of this Section shall not apply to commercial or <br />industrial subdivisions; nor to condominium or stock cooperative projects which consist <br />of the subdivision of airspace in an existing apartment building which is more than five <br />(5) years old when no new dwelling units are added. <br />16.58 040 Standards for Determining Dedication. <br />F. Recent Park Development Surveys indicate a development cost of $110,816 <br />per acre for improvements to park and recreation facilities. This cost applies <br />to 78 acres of new parkland for a total cost of $8,643,648. The <br />recommended and approved cost recovery level for improvements to park <br />and recreation facilities is fifty percent (50%) or $4,321,824. <br />16.58.050 Fees In -Lieu of Dedication. When permitted by Section 16.58.600, the <br />subdivider may pay to the City a fee in -lieu of making such dedication. The fee shall be <br />computed by multiplying the area of park to be dedicated under Section 16.58.040 D by <br />the fair market value of the land being developed plus the subdivision's fair share <br />contributions to cover the cost of park improvements. <br />
