Engineer's Report <br />Landscaping, Lighting and Maintenance District No. 2 <br />FY 2003-2004 <br />e) Any other expenses incidental to the construction, installation, or <br />maintenance and servicing of the improvements; <br />fl Costs associated with any elections held for the approval of a new or <br />increased assessment. <br />General Description of the Improvements <br />The purpose of the District is to ensure the ongoing maintenance, operation and <br />servicing of local landscaping improvements installed in connection with development <br />of properties within the District. These improvements may include but are not limited <br />to all materials, equipment, utilities, labor and appurtenant facilities related to those <br />improvements. The improvements to be maintained and funded entirely or partially <br />through the District assessments generally include the following: <br />• Streetscape landscaping (perimeter parkway and slopes) associated with <br />the developments on Meridian Avenue, Randall, San Bernardino <br />Avenue -Olive Street, Pepper Avenue, Cantara Street and Reyes <br />Hernandez Lane. <br />• All appurtenant facilities, equipment, materials and utilities related to the <br />aforementioned improvements; <br />The estimated annual cost to provide and maintain the improvements within the <br />District shall be allocated to each property in proportion to the special benefits <br />received. The Method of Apportionment described in this Report utilizes commonly <br />accepted assessment engineering practices and have been established pursuant to the <br />1972 Act and the provisions of the Constitution. <br />Landscape Improvements <br />The landscaping improvements may include, but are not limited to all landscaping <br />material and facilities within the District. These improvements include turf, ground <br />cover, shrubs, trees, plants, irrigation and drainage systems, ornamental lighting <br />structures, masonry walls or other fencing, entryway monuments, and associated <br />appurtenant facilities located within the streetscape (parkway and slope perimeter <br />landscaping) surrounding the development. Specifically: <br />• Parkway perimeter landscaping (Streetscape) along Meridian Avenue, <br />Randall Avenue, Pepper Avenue San Bernardino Avenue and Olive <br />Street; <br />• Landscaping along John Juarez Way; <br />MuniFinancial page 7 <br />
