Each parcel's EDU correlates the parcel's <br />special benefit received as compared to all other parcels benefiting from the <br />improvements. <br />The following formula is used to calculate each parcel's EDU (proportional benefit). <br />Parcel Type EDU x Acres or Units = Parcel's EDU <br />The total number of Equivalent Dwelling Units (EDU's) is the sum of all individual <br />EDUs applied to parcels that receives special benefit from the improvements. An <br />assessment amount per EDU (Rate) for the improvements is established by taking the <br />total cost of the improvements and dividing that amount by the total number of <br />EDU's of all parcels benefiting from the improvements. This Rate is then applied back <br />to each parcel's individual EDU to determine the parcel's proportionate benefit and <br />assessment obligation for the improvements. <br />Total Balance to Levy / Total EDU = Levy per EDU <br />Levy per EDU x Parcel's EDU = Parcel's Levy Amount <br />MuniFinancial Page 13 <br />
