Item #9 <br />CITY OF COLTON <br />AGENDA REPORT <br />FOR THE CITY COUNCIL MEETING OF MAY 6, 2003 <br />TO: HONORABLE MAYOR AND CITY COUNCIL MEMBERS <br />FROM: AMER JAKHER, P.E., CITY ENGINEER <br />SUBJECT: ACCEPTANCE OF QUIT CLAIM DEED FROM RED'S <br />DEVELOPMENT (TRACT 15480) TO THE CITY FOR LANDSCAPE <br />OPEN SPACES. <br />DATE: APRIL 21, 2003 <br />BACKGROUND: <br />On September 19, 1995 the City Council accepted and approved Red's Development, Tract Map <br />15480, which included offer of dedication of lettered Lots A, B, C, and D as "open space landscape <br />areas". The Tract is located easterly of Mt. Vernon at Fairway Drive and Award drive. <br />The intended purpose of the dedications of these Lettered Lots A, B, C, and D to the City was for <br />purpose of conveyance of fee title to Colton's Lighting and Landscape Maintenance District <br />(LLMD). <br />During the normal course of map recordation, the Title of the Lettered Lots failed to be transferred <br />into the City ownership. <br />In August of 2002, Salman Rabie of Red's Development requested assistance from the Engineering <br />Department in changing ownership of the Landscape Maintenance areas; Lettered lots A, B, C, and <br />D from Reds Development Inc., to the City of Colton. In order to complete the transfer of Title, a <br />Quitclaim Deed must be recorded with San Bernardino County Recorders Office; see attached <br />Exhibit "A". <br />ANALYSIS/DISCUSSION: <br />The City's intent is for the landscape maintenance areas to be part of the LLMD and has from the <br />recording of the Tract Map been maintaining these areas. The proposed quitclaim deed will <br />transfer the landscape areas from Reds Development to the City. <br />ENVIRONMENTAL IMPACT: <br />There is no environmental impact with acceptance of Quitclaim Deed. <br />
