Item #10 <br />CITY OF COLTON <br />AGENDA REPORT <br />FORT CITY COUNCIL MEETING OF FEBRUARY 3, 2004 <br />TO: HONORABLE MAYOR AND CITY COUNCIL MEMBERS <br />FROM: AMER JAKHER, P.E., CITY ENGINEER <br />SUBJECT: FINAL APPROVAL AND ACCEPTANCE OF TRACT 16322 FOR <br />RECORDATION — VICTORIA HOMES INCORPORATED, LOCATED <br />AT THE SOUTHWEST CORNER OF ROSEDALE AVENUE AND <br />LARK STREET- 31 LOTS <br />DATE: January 26, 2004 <br />BACKGROUND: <br />Tract 16322 is located at the southwest corner of Rosedale Avenue and Lark Street. The <br />development consists of 31 single-family residential lots. The tract is being constructed by Victoria <br />Homes Incorporated. <br />ANALYSIS/DISCUSSION: <br />The developer has submitted the required bonds, security deposit for monumentation and the <br />Subdivision Agreement. <br />The map has been reviewed for conformance with the Subdivision Map Act and local Ordinances. <br />The map also conveys to the City of Colton, dedications for streets and easements for utility <br />purposes, which are subject to acceptance by the City Council. <br />ENVIRONMENTAL IMPACT: <br />The said development has been given approval and filed with a negative declaration on August 12, <br />2003 for the Environmental Determination. <br />CONFLICT OF INTEREST: <br />Victoria Homes Incorporated <br />President: Paul S.
