The applicant is proposing lots with various widths, ranging from a width of 30 feet (within <br />the cul-de-sac area of the map) to 103 feet and lot depths ranging from 71.5 feet to 152 feet. <br />On August 9, 2005, the Planning Commission considered and approved the revised Tentative <br />Tract Map and Architectural and Site Plan designs of the proposed dwelling units. The approval <br />of the Tentative Tract Map was made contingent upon approval of the General Plan Amendment <br />and Zone Change. Also, the Commission approved Resolution Number R-05-05, a <br />recommendation to the City Council for approval of the General Plan Amendment, Zone Change, <br />and Mitigated Negative Declaration for the proposed project. <br />ANALYSIS/DISCUSSION: <br />Per the Council's direction on May 17, 2005, the applicant met with staff and revised the project. <br />The revised tentative tract map has reduced the number of residential lots from 25 to 22, and <br />each lot has a minimum area of seven thousand two hundred (7,200) square feet, which is <br />consistent with the minimum lot area for the R-1 single family residential zone. All of the floor <br />plans remain the same. Four floor plans with two elevations each are proposed. The proposed <br />single-family residences will range from 1,473 to 1,827 S. F. of living area, and will be either one or <br />two stories in height. The residences will have two-car garages with concrete driveways. Access <br />to the project site will be provided from a proposed new 50-foot wide street extending south from <br />Johnston Street terminating into a cul-de-sac. The proposed new street will be located opposite <br />Terrace Avenue, which extends north from Johnston Street. <br />The applicant is requesting approval to add the Planned Community (PC) land use designation in <br />order to modify the lot dimensions for the proposed project. According to the revised tentative <br />tract map, 19 of the proposed lots do not meet the minimum width of 60 feet, and five (5) lots do <br />not meet the minimum depth of 100 foot as required by the R-1 zone.
