1I <br />2 <br />3 <br />4 <br />5 <br />6 <br />7 <br />8 <br />9 <br />10 <br />11 <br />12 <br />13 <br />-14 <br />15 <br />16 <br />17 <br />18 <br />19 <br />20 <br />21 <br />22 <br />23 <br />'24 <br />25 <br />26 <br />27 <br />28 <br />ORDINANCE NO. 1531 <br />AN ORDINANCE OF THE CITY OF COLTON AMENDING <br />ORDINANCE NO. 964, AS AMENDED, AND PROVIDING <br />FOR CERTAIN ZONE RECLASSIFICATIONS. <br />BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF COLTON AS <br />FOLLOWS: <br />SECTION ONE: The City Council finds and 'declares: <br />1. That a public hearing has been duly and legally held by the <br />Planning Commission of the City of Colton on one Zone District Amendment -ap- <br />plication to amend Sections 303 and 304 of Ordinance No. 964, as amended. <br />2. That said Planning Commission has recommended the adoption of <br />the proposed amendment and the zone reclassification of certain parcels of <br />iland'in accorda ce with and pursuant to said application. <br />3. That said parcel is delineated and the recommended action <br />i <br />appropriately siown and for convenience is referenced, indexed on the maps on <br />file in the City Clerk's Office numbered as follows: <br />Zoning Map No. 3 <br />Change an R-1 Zone to an R-34 Zone, subject to the conditions <br />as follows: <br />1. A conditional use permit shall be required for any addi- <br />tional residential units proposed 'to'be constructed. <br />2. Future development of this property shall orient its primary <br />access to Mill Street, with Hunter Road to be used as a <br />standby emergency route. <br />3. Maximum density to be allowed shall be no more than eight <br />units per, acre, the arrangement of which shall be specified <br />by a conditional use permit. <br />4. That a public hearing has been duly and legally held by the <br />ity:Council on the aforesaid recommendation of the Planning Commission. <br />SECTION TWO: The zone reclassifications herein above referred to <br />re hereby appr ved and the 'Planning Director is hereby directed to amend the <br />fficial Zoning Maps of the City of Colton adopted by Ordinance No. 1420 in <br />ccordance herewith to show said approval and certify to the same. <br />
