4 5 6 7 a 9 10 11 12 14 iz 16 17 18 19 20 21 22 23 24 25 26 2711 ' 28 ORDINANCE NO. 1563 AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF COLTON AMENDING ARTICLE XVI, SECTION 1607A OF I ORDINANCE NO. 964, AS AMENDED, AND SECTION 18.38.110 OF THE COLTON MUNICIPAL CODE RELATING TO RESIDENTIAL IMPROVEMENTS LOCATED IN ZONES OTHER THAN RESIDENTIAL AID LIMITING VALUE OF IMPROVEMENTS AND,REPEALING ORDINANCE NO. 1151. BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF COLTON AS FOLLOWS: 1. That Ordinance No. 964, Article XVI., and the Colton Municipal I Code Section 18.38.110 shall be amended to read as follows: 18.38.110. Repairs and Alterations in C -1,'C-2. M-1 and M-2 Zones --Permits. Anything in Chapters 18.02 through 18.52 to the contrary not- withstanding, the owner of any land in the City used exclusively for residential purposes and located.within the C-1, C-2, M-1 or M-2 zones in the city shall be permitted to repair, alter, maintain, enlarge or otherwise make improvements upon the land without the necessity of obtaining a variance as prescribed by Chapters 18.02 through 18.52 or otherwise obtaining an exception thereto; provided the valuation of the repairs, alterations, maintenance, enlargement or other improvements shall not exceed in. value the sum of five thousand dollars and upon the owner obtaining a special building permit to do so. Fees for such a special building permit shall be fixed in the same manner and amount as other building permits in the city. In the event the repairs, alterations, maintenance, enlargements or other improvements thereon exceed five thousand dollars in any twelve-month period, a permit shall not,be issued by the building inspector without first having obtained the written approval 1. thereof by the planning commission which action shall be approved by the City Council. All other provisions of appli- cable ordinances, statutes, rules and regulations shall not be affected in any manner hereby. 11 ,
