V <br />UTILITIES AND MAINTENANCE <br />The City shall provide water and electricity to the premises. The City shall <br />maintain the grounds, roof and interior and shall provide janitor service. <br />DUTIES OF THE ASSOCIATION <br />The duties of the Association shall be as follows: Preserve and exhibit histor- <br />ical, artistic and scientific objects; operate a museum open to the public; solicit <br />members; conduct meetings as required of a non-profit corporation to elect officers <br />and a governing board; report in writing to the City annually of its activities <br />in the prior year, its plans for the next year and its financial condition. <br />BASES FOR EARLY TERMINATION BY THE CITY <br />The City shall have the right to terminate this lease prior to the expiration <br />of the term hereinabove provided on any of the bases stated below. <br />DAMAGE TO BUILDING <br />Fire, earthquake, lightening, flood or other event which damages the building <br />making it substantially unfit for museum use. <br />FINANCIAL CRISIS <br />A financial crisis making it mandatory that the City reduce its expenses and which <br />is so declared in a written report to the Council by the City Manager and found <br />to be true in a Resolution subsequently adopted by the City Council. <br />BREACH OF LEASE BY ASSOCATION <br />The failure of the Association to perform its duties under the lease, provided, <br />however, no termination may be made on this basis sooner than four years after <br />the start of the term of the lease as provided above. <br />
