R-55-05 <br />A RESOLUTION OF THE CITY COUNCIL OF THE OF THE CITY <br />OF COLTON UPHOLDING THE PLANNING COMMISSION'S <br />DENIAL OF A GENERAL PLAN AMENDMENT, ZONE CHANGE, <br />TENTATIVE TRACT MAP. 17187, ARCHITECTURAL AND SITE <br />PLAN REVIEW FOR A 25 -LOT SUBDIVISION AND 1 -LETTER <br />LOT FOR OPEN SPACE (FILE INDEX NO. DAP -000-358) FOR <br />PROPERTY LOCATED AT 488 AND 502 WEST JOHNSTON <br />AVENUE <br />WHEREAS, 26 Colton, LLC (the Applicant) filed applications (File No. DAP -000- <br />358) requesting a general plan amendment to re -designate property from Low Density <br />Residential to Low Density Residential/Planned Community and a zone change to re -zone <br />property from R-1 (Single Family Residential) to R-1/PC (Single Family Residential/Planned <br />Community) and Tentative Tract Map No. 17187, architectural and site plan review to create a <br />25 -lot subdivision with 1 -letter lot for open space purposes ("Applications") for property located at <br />488 and 502 West Johnston Avenue (Assessor Parcel Nos. 0160-111-07 and 08) ("Subject <br />Site"); and <br />WHEREAS, the City of Colton Planning Commission (the "Planning Commission") <br />held public hearings on the Applications on March 22, 2005 and April 12, 2005, after giving <br />published notice of the Applications; and <br />WHEREAS, on April 12, 2005 the Planning Commission by a vote of 6 to 1 <br />recommended to the City Council denial of the general plan amendment to re -designate property <br />from Low Density Residential to Low Density Residential/Planned Community, recommended <br />denial of a zone change to re -zone property from R-1 (Single Family Residential) to R-1/PC <br />(Single Family Residential/Planned Community) and denied Tentative Tract Map No. 17187, and <br />the architectural and site plan review applications to create a 25 -lot subdivision with 1 -letter lot <br />for open space purposes <br />WHEREAS, the Planning Commission determined that the proposed Applications <br />are not consistent with the goals and policies of the City of Colton General Plan, are not in the <br />ORANGE\MXM\17486.1 - 1 - <br />
