At this time. the appiicant is seeking approval of the proposed subdivision and that a <br />Nivcieti°Ve Deciaration be prepared for this project. The Planning Commission will have <br />�-in pportu�nity to review the site pians and architectural elevations at a later time prior <br />to permit issuance. <br />GENERAL PLAN CONSISTENCY <br />The General Plan designation of the proposed project is low density residential (LD). <br />The purpose of this designation is to encourage single-family developments typified by <br />detached aweiiing units similar to the project proposed by the applicant. The land -use <br />element of the General Pian allows the number of dwelling units per acre being <br />proposed by the applicant and, as such, the proposed project is consistent with the <br />City's General Plan. <br />ZONING CONISISTENCY <br />The zoning classification of the proposed project is Ri (single-family residential). This <br />designation is consistent with the General Plan and will also be compatible with the sur- <br />rounding developments. The proposed project will also comply with all zoning regula- <br />tions and with the development standards of the Zoning Ordinance. Thus it is staff's <br />opinion that the proposed project is consistent with the base zoning and complies with <br />the Zoning Ordinace. <br />SURROUNDING USES <br />The surrounding uses are either vacant or developed with similar characteristics as the <br />;proposed project. Adequate landscaping and structural aesthetics will be required to <br />provide a visually pleasing addition to the existing neighborhood. <br />ENVIRONMENTAL CONCERNS <br />Staff has processed the application through Environmental Review and found the <br />proposed project will not have a significant effect on the environment, and a Negative <br />Declaration should be prepared. <br />F+NDINGS <br />1. The proposed project is in conformance with the General Plan. <br />2. The proposed Tentative Tract is consistent with the base zoning. <br />3. The proposed project is presently, and will continue to be, compatible to its <br />surrounding uses. <br />4.
