KENCOR <br />Builders - Developers <br />March 17 1•=)91 <br />City ty of Colton/City Council Members <br />650 North La Cadena Drive <br />Colton, CA 92324 <br />Regarding: Tentative Tract 12201 <br />Dear Council Members: <br />Unfortunately, due to my recent ill. health I will not be able to <br />attend the Apri.. 2 Council Meeting as I would have like to. <br />However, my son and my attorney will both be in attendance to <br />answer. on my behalf, any questions that you may have. <br />The development evaluation process concerning this matter, which <br />has preceded the Council's action has been very lengthy, <br />extensive, and comprehensive to say the least. However, I am <br />sure the City staff and Planning Commission would concur, that the <br />.joint effort has been worthwhile. The collaboration of ideas has <br />produced an exceptionally high quality project. <br />Originally 120 multi -family units were planned and approved b,,i <br />the City for development on the site. Our development will have <br />only 52 residentially styled townhomes. The major density <br />reduction has resulted in fewer buildings, substantial increases <br />in both private and common open space, literally a park -like <br />atmosphere within the project and a precise layout and design <br />conformance which insures architectural compatibility with the <br />adjacent surrounding area. <br />Speaking for myself, this entire process has not, been easy for a <br />lot of reasons. Many concessions have been made in an effort to <br />try to amicably and fairly arrive at a development program that <br />will be agreeable and sensitive to everyone's concerns, including <br />my own. We are confident that this program will achieve those <br />ends and I am prepared to adhere to the above, inclusive of those <br />conditions as set forth in the Planning Commission's previous <br />.approval of March 12th. <br />Hopefully this proposed compromise can provide us all with a <br />reasonable solution to what could be an otherwise untenable <br />problem. <br />Awaiting your response, I am <br />Yours truly, <br />Gregg P.
