Denial <br />Dear Council Members: <br />We are appealing the Planning Commission's denial of C.U.P. File <br />Number PC -73-91 for Spectrum Car Wash. The Commission's denial was <br />not based upon improper zoning design or planning of the property <br />but rather on the tenant mix of the shopping center and denied as <br />an incompatible use. <br />We believe that the use is the correct use of the site and is not <br />only in conformance with the zoning and allowed uses but is <br />extremely compatible with the overall design, character and tenant <br />mix of the shopping center. This is a belief which is supported <br />by Wal -mart, the major tenant who has approved this use at the <br />entry to their facilities. We feel the project, because of its <br />high quality design and use of quality materials, provides a <br />positive image for the shopping center and the City of Colton. <br />This facility also provides needed gas, convenience food and auto <br />wash services to the area. This will also provide the city with <br />additional tax revenue and provide another strong retail component <br />to the shopping center. The project has also utilized the latest <br />in technology to conserve water and enhance the environment. <br />We look forward to discussing the many other reasons that dictate <br />our use as the most compatible use for this particular site. <br />Thanking you in advance for your time and consideration. <br />Sincerely, <br />William J.
