VERNON <br />BACKGROUND <br />This project was conditioned to construct a block wall along the northerly <br />line of the alley to screen the residential area to the north from this <br />commercial development. <br />DISCUSSION <br />As part of this projects conditions of approval the developer is required to <br />construct a wall within the public right of way which necessitates an <br />encroachment permit. <br />Staff has sent letters to the adjacent property owners requesting their <br />consideration to dedicate 5 additional feet to place the wall at its ultimate <br />location, pending a response to the request, the permit is recommended. <br />RECOMMENDATION <br />Staff recommends Council approve this permit to allow the construction of <br />this wall within the alley right-of-way. <br />City Manager's Concurrence ` <br />Report prepared by Brian Baden <br />B:ENCROM <br />
