Conditional Use Permits <br />P. C. Res. No. 971 <br />491 <br />Mr. Trevino read a memorandum regarding a Conditional Use Permit application re- <br />quested by Paul and Rosemary Shadid to construct a single family dwelling, con- <br />taining approximately 1,900 square feet, on property located within Reche Canyon, <br />approximately twenty seven hundred (2,700) feet north of the San Bernardino/River- <br />side County line, off Reche Canyon Road. <br />Mr. Trevino stated this property is designated "agriculture and open space" in the <br />General Plan, however, the proposal complies with the Residential Estate with Special <br />Conditions zoning with approval of a Conditional Use Permit, and is compatible to the <br />surrounding zoning and uses. <br />Mr. Trevino concluded the Planning Commission, at a public hearing held November 25, <br />1980, recommended approval of the Conditional Use Permit application, subject to <br />four conditions as listed in Planning Commission Resolution No. 971. <br />Moved by Councilman Hayes, seconded by Councilwoman Cisneros, to approve Planning <br />Commission Resolution No. 971, together with findings and conditions as listed there- <br />in. Unanimous vote. <br />() Conditional Use Permits <br />(o P. C. Res. No. 972 <br />Mr. Trevino advised that Mr. George Smith has requested a Conditional Use Permit <br />to operate a service station on property located at 1150 Mt. Vernon Avenue, which <br />conforms with the General Plan designation of retail commercial and is compatible <br />Q with the surrounding zoning and uses. <br />Mr. Trevino stated that at a public hearing held November 25, 1980, the Planning Com- <br />mission recommended approval of the Conditional Use Permit application, subject to <br />eight conditions as outlined in Planning Commission Resolution No. 972. <br />Moved by Councilwoman Garcia, seconded by Councilwoman Cisneros, to approve Planning <br />Commission Resolution No. 972, together with findings and conditions as listed there- <br />in. Unanimous vote. <br />VarianrP-, <br />P. C. Res. No. 973 <br />Mr. Trevino reported on a Variance application requested by Standrich Development, <br />to construct a two story, 19,200 square foot office building within the "Industrial <br />Office" area of the Cooley Ranch. <br />Mr. Trevino advised that the applicant can meet the 15 foot sideyard setbacks, on <br />either side, however, due to the overall design of the structure, the requirement <br />of fifty-five (55) feet cannot be met. <br />Mr. Trevino stated that after studying and reviewing the application at a public <br />hearing, the Planning Commission recommended approval of the Variance as outlined <br />in Planning Commission Resolution No. 973. <br />Moved by Councilwoman Garcia, seconded by Councilwoman Cisneros, to approve Planning <br />Commission Resolution No. 973, together with findings as listed therein. Unanimous <br />vote. <br />Variances <br />P. C. Res. No. 974 <br />Mr. Trevino read from a memorandum regarding a Variance application requested by <br />Ramon Renteria, to construct an addition of approximately 338 square feet to an <br />existing dwelling located at 242 East "M" Street, and allow for the reduction of <br />the front yard setback from 25 feet to 20 feet, in an R-2 zone. <br />Mr. Trevino advised that the Planning Commission, at a public hearing held Novem- <br />ber 25, 1980, recommended approval of the Variance application, subject to one <br />condition as outlined in Planning Commission Resolution No. 974. <br />Moved by Councilwoman Cisneros, seconded by Councilman Hayes, to approve Planning <br />Commission Resolution No. 974, together with findings and conditions as outlined <br />therein.
