In the event a lighting fixture becomes <br />2 inoperable, property management will have the lighting repaired within 72 hours. <br />3 f. General Parking: Parking lot shall be maintained in accordance with Title 18 of the <br />Colton Municipal Code, zoning ordinance requirements for paving and striping. <br />4 <br />g. Storage: Parking and trash areas will not be used for storage of hazardous materials, <br />5 including but not limited to tires, waste oil, and inoperable or unregistered <br />vehicles. Property manager or tenant shall promptly abate hazardous materials or <br />6 inoperable vehicles. General exterior storage areas will be screened from public view. <br />7 h. Advertisements: Handbills or advertisements may be distributed in <br />y public places <br />8 person-to-person but will not be placed or left upon unoccupied vehicles or otherwise <br />left unattended in public places. <br />9 <br />i. Special Events: Per Colton Municipal Code Section 5.44, applicant shall not conduct, <br />10 operate, maintain, organize, advertise, or sell or furnish tickets for a special event or <br />11 permit the subject property to be used for any special event without first obtaining a <br />special event permit. Special events include, but are not limited to, sales events where <br />12 merchandise, goods, or vehicles are displayed for sale on the property, political <br />functions, fundraising events by non-profit entities, and events featuring motivational <br />13 or educational speakers. The Special Event Committee may expressly grant a minor <br />14 variance of conditions specific to individual special events. <br />15 j • Surveillance Monitoring: The permittee shall install a video surveillance monitoring <br />system, the video system shall be capable of recording a clear view of all areas of the <br />16 subject property including, but not limited to, parking lots, walkways, corridors, all sides <br />of buildings, the perimeter landscape and grass areas. Recordings shall be retained for <br />17 a minimum of 30 days. Copies of recordings will be provided to the Colton Police <br />Department upon request. The final location of the security cameras shall be reviewed <br />18 and approved by the City of Colton Police Chief. <br />19 k. Written Security Policy: The owner or manager of the licensed premises shall maintain <br />20 on the premises a written security policy and procedures manual, that has been approved <br />by the police department, addressing at a minimum the following items: handling <br />21 obviously intoxicated persons; establishing a reasonable ratio of employees to patrons, <br />based upon activity level, in order to monitor beverage sales and patron behavior; <br />22 handling patrons involved in fighting, arguing or loitering about the building and in the <br />23 immediate adjacent area that is owned, leased, rented or used under agreement by the <br />Licensee(s); verifying age/checking identification of patrons; warning patrons of <br />24 reaching their drinking limit/potential intoxication and refusing to serve; calling the <br />police regarding observed or reported criminal activity and the management of queuing <br />25 lines. <br />26 1. Right of Access: Permittee shall grant "right of access" to the City of Colton and its <br />27 employees or agents for the purposes of monitoring compliance with these conditions, <br />patrolling, investigating crimes, and enforcing laws and ordinances on the subject <br />28 property.
