Item #14 <br />CITY OF COLTON <br />AGENDA REPORT <br />FOR THE CITY COUNCIL MEETING OF MAY 21,2002 <br />TO: HONORABLE MAYOR AND CITY COUNCIL MEMBERS <br />FROM: AMER JAKHER, P.E., CITY ENGINEER (�D <br />SUBJECT: ACCEPT AND APPROVE GRANT DEEDS FOR STREET <br />DEDICATION PURPOSES FROM LOT I AND LOT 20 ON JULIAN <br />COURT, TRACT 16236 FROM SERENATA LLC. <br />DATE: MAY 13,2002 <br />BACKGROUND: <br />In the development of Tract 14158, located at Julian Court and Cantara Street, the fences located <br />along the rear property line of lots 132, 133, IJ5, and 136 were unintentionally constructed in the <br />wrong place. Property owners incorrectly assumed the fence was the rear property line and <br />improvements have been constructed based on said assumptions. The error was brought to light <br />with the development of Tract No, 16236 to the west. The fence line is I I feet west of the true <br />property line. In order to correct this mistake, the developer (Serenata LLC), of both Tracts, is <br />requesting approval of lot line adjustments and street dedications along Julian Court. As a result of <br />these lot line adjustments a portion of the property is being dedicated to the City for road purposes. <br />ANALYSIS/DISCUSSION: <br />In order to match these fence lines with the rear lot lines of Lots 132, 133, 135 and 136 and to <br />accommodate the existing property owner's installed improvements, the developer desires to make <br />a lot line adjustment between his two Tracts (14158 and 16236). This would entail moving the <br />original property line westerly I I feet. This adjustment would in turn require that some street <br />dedication be provided on Julian Court at lots I and 20 of Tract 16236, see attached exhibit "A" <br />and "B". <br />ENVIRONMENTAL IMPACT <br />The proposed public improvements are exempt under Section 15301 of the California <br />Environmental Quality Act (CEQA). <br />
