HUTTON, PUBLIC WORKS DIRECTO W,/�P7- <br />SUBJECT: FINAL APPROVAL AND ACCEPTANCE OF TRACT 16019 <br />FOR RECORDATION — YOUNG HOMES, LOCATED <br />NEAR SOUTHWESTERLY CORNER OF CITRUS AND <br />PENNSYLVANIA — 52 LOTS <br />DATE: JANUARY 10, 2000 <br />BACKGROUND: <br />Tract 16019 is located near the southwesterly corner of Citrus and Pennsylvania. The <br />development consists of 52 single family residential lots. The tract is being constructed by <br />Young Homes, Inc. <br />DISCUSSION: <br />The developer has submitted the required bonds, security deposit for monumentation and the <br />Subdivision Agreement. <br />This map has been reviewed for conformance with the Subdivision Map Act and local <br />Ordinances. The map also conveys to the City of Colton, dedications for streets and <br />easements for utilities purposes, which is subject to acceptance by the City Council. <br />FINANCIAL IMPACT: <br />None. <br />RECOMMENDATION: <br />Staff recommends that the City Council approve Tract 16019 for recordation and authorize the <br />signing of the Subdivision Agreement. <br />Report prepared by James R.
