Item #7 <br />CITY OF COLTON <br />AGENDA REPORT <br />FOR THE CITY COUNCIL MEETING OF MAY 20, 2003 <br />TO: HONORABLE MAYOR AND CITY COUNCIL MEMBERS <br />FROM: AMER JAKHER, P.E., CITY ENGINEER � <br />SUBJECT: FINAL ACCEPTANCE OF TRACT MAP 14158 (GREYSTONE <br />HOMES, PEPPER AVENUE) AND AUTHORIZATION TO RELEASE <br />PERFORMANCE, LABOR AND MATERIALS BONDS. <br />DATE: MAY 12, 2003 <br />BACKGROUND: <br />Tract 14158 is a 38.92 -acre residential development, located on the easterly side of Meridian Avenue at <br />Pepper Avenue. The development consists of 150 single-family residential lots. This tract was constructed <br />by Greystone Homes. (See attached vicinity map) <br />ANALYSIS/DISCUSSION: <br />All conditions of approval and offsite improvements have been completed. The Engineer of record <br />has installed the required survey monumentation and submitted the tie notes for Public Works files. <br />The Developer is requesting final acceptance of the infrastructure of this tract and to start the one <br />year maintenance period. <br />ENVIRONMENTAL IMPACT: <br />None <br />FINANCIAL/FISCAL IMPACT: <br />None <br />RECOMMENDATION: <br />Staff recommends that Council accept Tract 14158 as 100% complete and authorize staff to release <br />the street improvement bonds upon receipt of the 10% maintenance bonds. <br />Report prepared by Regin Torres - Engineering Department <br />REVIEW TEAM ONLY <br />City Attorney: - <br />Finance Director: <br />City Manager: OTHER: <br />
