Anything in this ordinance to the contrary notwithstanding, <br />the owner of any land in the City of Colton used exclusively for residential <br />purposes and located within the 11M-1 or M-2 Zones" in said city shall be <br />permitted to repair, alter, maintain, enlarge or otherwise make improve- <br />ments upon said land without the necessity of obtaining a variance as pre- <br />scribed by this ordinance or otherwise obtaining an exception thereto; pro- <br />vided the valuation of said repairs, alterations, maintenance, enlargement <br />or other improvements shall not exceed in value the sum of $2, 000, 00 and <br />upon said owner obtaining a special building permit so to do. Fees for such <br />a special building permit shall be fixed in the same manner and amount as <br />other building permits in the City of Colton. <br />In the event of said repairs, alterations, maintenance, enlargements <br />or other improvements thereon shall exceed $2, 000. 00 in any 12 month <br />period, a permit shall not be issued by the building inspector without first <br />having obtained the written approval thereof by the Planning Commission <br />which action shall be approved by the City Council. All other provisions of <br />applicable ordinances, statutes, rules and regulations shall not be effected in <br />any manner hereby. <br />PASSED, ADOPTED AND APPROVED thi 18th day of June, 1963. <br />Mayor <br />ATTEST: <br />City�C 'erk <br />
