Aguilera, Director of Community Development <br />SUBJECT: Appeal by Pacific Coast Properties, File Index Number D-69-87; <br />Ref. Tr 13701 E <br />BACKGROUND: <br />This tract has a long history of review by the Planning Commission and City Council. It <br />was originally approved as a "small lot" subdivision, for approximately 120 lots three years <br />ago. The size of the lots became an issue and, approximately one and a half years ago, <br />the Council increased the lot sizes to an average of 6,000 square feet and thereby reduced <br />the number of lots to 90. D <br />Two extensions have been requested and the Planning Commission allowed one extension <br />for six months. That extension has expired, however prior to the expiration, the applicant <br />filed for another extension. The Planning Commission denied the extension, citing that the <br />previous extension was granted with the understanding that no further extensions would <br />be granted. <br />The applicant has appealed that decision to deny to the City Council. <br />ALTERNATIVES: <br />1. If the Council denies the extension, the tentative tract will expire immediately. <br />2. The City Council could approve a six month extension to allow the Tentative <br />Tract to record. <br />FINANCIAL IMPACT: <br />1 . Alternative number one will mean that the City would not benefit from the bond <br />money which will be collected from the Mello -Roos District of which this tract 0 <br />is a part. However, at some point in the future, it is expected that someone <br />else will file for a new tract and, at that time, the bond proceeds will be avail- <br />able to the City. R <br />2.
