DAP -001-536) <br />WHEREAS, on May 14, 2019 and May 28, 2019 the Planning Commission of the <br />City of Colton ("Planning Commission") conducted a duly noticed public hearing and <br />recommended that the City Council adopt Zone Change No. DAP -001-536 changing parcels 0276- <br />144-48, 49, 52, & 53 from C-2 (General Commercial) to M-1 (Light Industrial) of title 18 of the <br />Colton Municipal Code (the "Municipal Code"); and <br />WHEREAS, all other legal prerequisites to the adoption of this Ordinance have occurred. <br />NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF COLTON DOES <br />ORDAIN AS FOLLOWS: <br />SECTION 1. The City Council hereby adopts the recitals and findings set forth and in the <br />agenda report prepared in connection with this Ordinance. <br />a. That the proposed change ofzone is in conformity with the General Plan ofthe City; <br />the existing General Plan Land Use Element is also proposed to be amended with <br />regard to the subject area from General Commercial to Light Industrial. Therefore, <br />the proposed zone change will be in conformity with the General Plan. <br />b. That there is a need in the community for more of the types of uses permitted by the <br />zone; the proposed zone will provide an opportunity for an industrial use, <br />specifically a warehouse use that will serve a need in the community and will <br />provide additional jobs and an increase in City revenue. <br />C. That the proposed change of zone would not adversely affect the surrounding area <br />or the community in general; the proposed zone change area is currently surrounded <br />by industrial land uses. The proposed change in land use would not adversely affect <br />the surrounding area in that the proposed industrial use will be compatible and <br />consistent with the existing surrounding uses. <br />SECTION 2. General Plan Consistency. Based on the entire record before the City <br />Council and all written and oral evidence presented, including the staff report and the findings made <br />in this Ordinance, the City Council hereby finds and determines that the proposed Zone Change is <br />consistent with the goals and policies of the City of Colton General Plan and is reasonably related <br />to the public welfare of the citizens of the City and surrounding regions. Specifically, the provisions <br />of this Zone Change as it pertains to the development of an industrial building within the Light <br />Industrial Zone is in accordance with the development standards of said Zone. <br />SECTION 3. Section 18.06.020 (Official Zoning Map), is herby amended changing parcels <br />0276-144-48, 49, 52, & 53 from C-2 (General Commercial) to M-1 (Light Industrial) of title 18 of <br />the Colton Municipal Code (the "Municipal Code"). <br />
