CITY OF COLTON <br />AGENDA REPORT <br />FOR COUNCIL. MEETING OF DECEMBER 17, 1996 <br />TO: HONORABLE MAYOR AND CITY COUNCIL <br />APPROVAL: MALIK D. FREEM4N, AG CITY MANAGER <br />FROM: JOHN C. HUTTON, PUBLIC WORKS DIRECTO <br />SUBJECT: FINAL APPROVAL AND ACCEPTANCE OF TRACT 15135 <br />FOR RECORDATION -- REDS DEVELOPMENT. <br />DATE: DECEMBER 9,1996 <br />BACKGROUND: <br />Tract Map 15135 is located southerly of Harber Drive and easterly of Colton Avenue. <br />This map consists of 49 single family residential lots and one common area note as <br />restricted use zone for human structures. The owners being Reds Development, Inc., <br />a California Corporation are offering 5 foot P.U.E. easements along the frontages of <br />lots 1 through 50, 10 foot Electric easement along the rear of lots 7 through 15 and lots <br />37 through 49, 20 foot drainage easements and 10 foot sewer easement over lot 50 . <br />In addition to the offers of easements, street dedications are offered as part of the Tract <br />Map requirement. <br />SUMMARY: <br />This map has been reviewed for conformance with the Subdivision Map Act and Local <br />Ordinances. This map conveys to the City of Colton dedications for easements and <br />street purposes, which requires acceptance by the City Council. <br />All plans and Bonding quantities have been reviewed by staff and the Developer is in <br />the process of delivering the bonds. The Developer is requesting Council consideration <br />of approving the Tract contingent upon receiving the improvement Bonds. The reason <br />for this request is that the Developer has indicated the need to make a deadline date, <br />which falls prior to the next Council meetings. <br />FINANCIAL IMPACT: <br />None <br />ENVIRONMENTAL: <br />None <br />A,, <br />Item No. 12 <br />
