HUTTON, PUBLIC WORKS DIRECTO <br />SUBJECT: FINAL ACCEPTANCE OF TRACT 15784 AND <br />AUTHORIZATION TO RELEASE PERFORMANCE/LABOR <br />AND MATERIAL BONDS G.F.R. ENTERPRISES, LOCATED <br />NORTHERLY OF JOHNSTON STREET AND HUNTER <br />ROAD <br />DATE: JANUARY 10, 2000 <br />BACKGROUND: <br />Tract 15784 is a 4 acre residential development, located at Hunter Road between Mill Street <br />and Johnston Street. The development consists of 16 single family residential lots. This tract <br />was constructed by G.F.R. Enterprises <br />DISCUSSION: <br />All conditions of approval and offsite improvements have been completed. The Engineer of <br />record has installed the required survey monumentation and submitted the tie notes for Public <br />Works files. The Public Works Inspector made a final inspection of the site and authorized a <br />field notice acceptance of the project on December 29, 1999. The Developer is requesting final <br />acceptance of the infrastructure of this tract and to start the one-year material guarantee <br />maintenance period; <br />FINANCIAL IMPACT: <br />None. <br />RECOMMENDATION: <br />Staff recommends that Council accept Tract 15784 as 100% complete and authorize staff to <br />release the street improvement bonds upon receipt of the 10% maintenance bonds. <br />Report prepared by James R.
