Plans for all development in as SDA Zone shall he submitt <br />to the Commission for review and approval under the Conditional Us, <br />Permit procedure. <br />D. Before approving a proposed project, the Commission must <br />find that the following conditions are satisfied: <br />I. That the proposed development is in conformance with <br />the guidelines in the General Plan for that area; <br />2. That the proposed development meets all requirements <br />of Chapter 18 for similar developments permitted by <br />right. <br />E. In order for a project to be approved in an SDA Zone, it <br />must first be granted a Conditional Use Permit by the Commission. <br />In granting a permit, the Commission may impose certain conditions <br />that in its opinion will assist to safeguard the health, safety, <br />and property values in that zone. <br />F. If the Commission so deems necessary, it may refuse to <br />allow a use which it considers unfit for the area in question. <br />4. That a public hearing has been dul.y and legally held <br />by the City Council on the aforesaid recommendation of the Plann- <br />ing Commission. <br />SECTION TWO. The Text Amendment herein above stated is <br />hereby approved. <br />SECTION THREE . This ordinance shall. be in force and ef- <br />fective thirty (30) days after final passage. <br />SECTION FOUR. The City Clerk shall certify to the passage <br />of this ordinance and shall cause the same to be published once in <br />the Colton Courier, a weekly newspaper, hereby designated for the <br />purpose. <br />PASSED, APPROVED and ADOPTED this 4th da.- of December, <br />1984. <br />�,BI,RT A .
