is occupying said building(s), whichever occurs first. <br />viii. Future Tenant Identification <br />sign. A sign listing the name of future tenants, responsible <br />agent or realtor, and identification of the specific complex <br />shall be permitted. Said sign shall conform with the <br />requirements of subdivision iv above, and will be permitted <br />until such time as a final inspection of the building(s) <br />designates said straucture(s) fit for occupancy, or tenant <br />is occupying said building(s), whichever occurs first. <br />ix. No outdoor advertising structure or <br />freeway -oriented sign shall be permitted. <br />X. Marquee or Changeable Copy Signs. <br />These types of signs shall be considered to be the same as <br />any other type of sign, and it shall be regulated by its <br />location, i.e.,-if located on a wall, it shall be a wall sign, <br />if located on a pole, it shall be a pole sign, etc. <br />3. In the C-2, M-1 and M-2 zones: <br />a. For on -premises nonfreeway oriented signs: <br />i. Sign Area. General Standard: All <br />sites shall be limited to a maximum of one sign type, i.e., <br />a site may have a maximum combination of one wall sign, one <br />pole sign and one monument sign. <br />ii. Pole Sign. One identification pole <br />sign per site will be allowed. Pole sign shall be limited to <br />a maximum height of twenty feet and a maximum area of fifty <br />square feet per face, double faced. <br />iii. Wall Sign. In no event shall an <br />identification sign placed on a wall comprise more than <br />fifteen percent of the area of the wall upon which the sign <br />is located and shall not exceed the height of the wall. <br />iv. Monument sign. An identification ground <br />sign shall not exceed four feet above grade in vertical height. <br />Also, ground signs shall not exceed one hundred square feet <br />in area per face. <br />V. Multitenant Directory Sign. One <br />directory sign listing only the name of the firms of <br />businesses on a site shall be allowed. Said sign shall be <br />limited to a maximum height of twenty feet. Panels identifying <br />each individual occupant shall be no longer than one foot in <br />width and five feet in length. <br />qi. Special Purpose Sign. Signs used to give <br />directions to traffic or pedestrians or give instructions as <br />to special conditions shall not exceed a total of six square <br />feet (single face) in area per sign and shall be permitted <br />in addition to the other signs listed in this section. <br />vii. Construction Sign. One construction <br />sign denoting the architects, engineers, contractor and <br />other related subjects shall be permitted upon the commence- <br />ment of construction. Said sign shall conform with the <br />requirements of subdivision iv above, and will be permitted <br />until such time as a final inspection of the building(s) <br />designates said structure(s) fit for occupancy or the tenant <br />is occupying said building(s), whichever occurs first. <br />
