This development will. therefore further the goals of the <br />Specific Plan by improving Reche Canyon Road, improving <br />the adjacent Reche Canyon Channel and improving Pepper <br />Tree Lane into a regular paved intersection. <br />7. The developer will also pay traffic fees to assist in <br />other needed Reche Canyon Road improvements. <br />8. The proposed homes (priced at $175,000 to $225,000) will <br />add to the value of the surrounding real estate and be in <br />character with the Spanish motif in the area. <br />9. The Development Review Committee and Staff recommend <br />approval of the proposal based on the aforementioned <br />facts. <br />The zone reclassification herein above referred to is hereby <br />approved and the Community Development Director is hereby directed <br />to amend the Official Zoning Map of the City of Colton adopted by <br />rdinance Number 1420 in accordance herewith to show said approval <br />and certify to the same. <br />Effective Date. This Ordinance shall be in force and effective <br />thirty (30) days after final passage. <br />—3 <br />
