The use or occupancy of <br />a mobile home space shall include the exercise of all rights and <br />privileges and the use of facilities, services and amenities <br />accruing to the residents thereof. <br />Q. "Tenancy" means the right of a tenant to the ust: of a <br />mobile home site within a mobile home park on which to locate, <br />maintain and occ;ipy a mobile home, site improvements and acces- <br />sory structures; for human habitation, including the use of the <br />services and facilities of the mobile home park. <br />R. "Tenant" means a mobile home owner, resident or any <br />other person who has a tenancy in a mobile home park under a <br />trental agreement. <br />S. "Vacancy" means the condition deemed to have occurred <br />upon the removal of any mobile home from a mobile home park or <br />upon sale of a mobile home in place to a third party. <br />ISECTION 1.03 EXEMPTIONS FROM COVERAGE <br />The provisions of this Ordinance shall not apply to the <br />11 following: <br />A. New Space or First Time Space Exemption - Space rent or <br />space rent increases for new mobile home spaces whether in newly <br />constructed parks or such spaces first rented after the effec- <br />tive date of this Ordinance shall be exempt from the provisions <br />of this Ordinance to the extent that those rents would have been <br />controlled had the spaces been previously occupied. There shall <br />be no prospective exemption in such circumstances, however, as <br />to rents that may be increased annually under this Ordinance <br />-5- <br />
