1. The 28 -acre site is surrounded by R-1 land use, thereby <br />making a change in land use to R-1 consistent with <br />surrounding and proposed land uses. <br />2. The proposed change in land use designation will not have <br />a negative effect on the environment. <br />3. Property values will be better preserved by the proposed <br />zone change. <br />SECTION TWO <br />The zone reclassification herein above referred to is hereby <br />approved and the Community Development Director is hereby directed <br />to amend the Official Zoning Map of the City of Colton adopted by <br />Ordinance Number 1420 in accordance herewith to show said approval <br />and certify to the same. <br />SECTION THREE <br />Effective Date. This Ordinance shall be in force and effective <br />thirty (30) days after final passage. <br />SECTION FOUR <br />The City Clerk shall certify to the passage of this Ordinance and <br />shall cause the same to be published once in the Colton Courier, a <br />weekly newspaper, hereby designated for the purpose. <br />PASSED, APPROVED, AND ADOPTED <br />this 5th day of June, 1990. <br />ATTEST: <br />HELEN A.
