Moreover, <br />the City Council hereby makes the following specific findings in accordance with <br />Section 18.58.05 of the Colton Municipal Code and state law: <br />A. The proposed zone change is in conformity with the General <br />Plan of the City because a general plan amendment has been approved concurrently <br />with the zone change request. The general plan amendment changes the land use <br />designation of the Subject Property from "Commercial (General Commercial)" to "Low <br />Density Residential." The proposed R-1 (Single Family Residential) zoning <br />designation is consistent and in conformity with the proposed amended general plan <br />designation. <br />B. There is a need in the community for more of the types of uses <br />permitted by the proposed zoning designation. The proposed R-1 (Single Family) <br />zoning designation permits use of the Subject Site for single family residential <br />development. Moreover, designating the Subject Site from a commercial land use <br />classification to a residential land use classification will increase the availability of <br />land to meet the region's housing needs and promotes the goals and policies of the <br />City's Housing Element <br />C. The proposed change of zone will not adversely affect the <br />surrounding area or the community in general. The Subject Site is located in the <br />northwest area of the City. This area is already primarily developed with single family <br />residential housing. Approval of this zoning designation will promote a compatible mix <br />and arrangement of land uses and continue the residential land use patterns <br />established in this neighborhood. <br />RNPUB\DRD\617733 3 <br />
