I WHEREAS, all other legal prerequisites to the adoption of this Ordinance have <br />occurred. <br />2 <br />3 NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF <br />4 THE CITY OF COLTON: <br />5 SECTION 1. Based on the entire record before the City Council, all written and oral <br />6 evidence presented, and the findings made in this Ordinance, the City Council of the City of Colton <br />7 hereby approves Pre-zone DAP 000-030 (South Annexation No. S-50, Subareas No. 1 B 4) to <br />establish the zoning for 72 unincorporated county island parcels within the City's Sphere of Influence <br />8 as follows: <br />9 <br />10 Subarea No. 1: R1 (Low Density Residential) <br />Subarea No. 2: R1 (Low Density Residential) <br />11 Subarea No. 3: IP (Industrial Park) <br />12 Subarea No. 4: IP (Industrial Park) <br />13 <br />A legal description of the affected area and parcels is attached hereto as Exhibit "A" <br />14 to this Ordinance. A pre-zoning map showing the applicable zoning for each Subarea is attached <br />15 hereto as Exhibit "A" to this Ordinance. <br />16 <br />SECTION 2. Based on the entire record before the City Council and all written and <br />17 oral evidence presented, the City Council finds the land use designations proposed for the <br />18 Application for Pre-zone DAP 000-030 (South Annexation No. S-50) are consistent with the General <br />19 Plan of the City of Colton ("General Plan") and systematically implement the goals and objectives of <br />the General Plan. <br />20 <br />21 Based on the entire record before the City Council and all written and oral evidence <br />22 presented, the City Council of the City of Colton hereby approves Prezone DAP 000-030 (South <br />Annexation No. S-50) based on the following findings: <br />23 <br />24 A. That the proposed change of zone is in conformity with the General Plan of <br />25 the City. Prezone DAP 000-030 (South Annexation No. S-50) is comprised of four subareas with <br />different zoning classifications. The proposed zoning for Subareas No. 1 and 2 will be R1 (Low <br />26 Density Residential). The zoning classification within these two subareas is consistent with the <br />27 City=s General Plan which designates this area as Residential, and which permit a variety of <br />28 residential land uses subject to specific density requirements. The proposed zoning for Subarea <br />No. 3 will be IP (Industrial Park). The zoning classification within this subarea is consistent with the <br />RNPUB/MXM/655 ] 76 2 <br />
