R-48-01 <br />A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF <br />COLTON APPROVING THAT CERTAIN DEVELOPMENT IMPACT FEE <br />AND OFF-SITE PUBLIC IMPROVEMENT DEFERRAL AGREEMENT <br />(MOSS COLTON PROPERTIES, LLC) BY AND BETWEEN THE CITY <br />OF COLTON, THE REDEVELOPMENT AGENCY FOR THE CITY OF <br />COLTON AND MOSS COLTON PROPERTIES, LLC <br />WHEREAS, on May 21, 2001, the Redevelopment Agency for the <br />City of Colton (the "Agency") approved a Redevelopment Grant <br />Agreement (Moss Colton Properties, LLC) with the Developer (the <br />"Grant Agreement") requiring the Developer to create 18 new <br />jobs within the City of Colton; and <br />WHEREAS, Moss Colton Properties, LLC (the "Developer"), is <br />in the process of acquiring certain real property located at <br />1902 West Valley Boulevard, Colton, California (the "Property") <br />for the development of a new automobile dealership (the <br />"Project"); and <br />WHEREAS, Moss Brothers Ford, Inc., an entity related to <br />the Developer, is in the process of acquiring the Ford Motor <br />Company franchise currently known as Snow Ford operating within <br />the City (the "Automobile Dealership") and intends to operate <br />the Automobile Dealership on the Property following completion <br />of the Project; and <br />WHEREAS, to facilitate the efficient creation of the new <br />jobs, as required in the Grant Agreement, the Developer desires <br />to defer for a period of 5 years any obligation it may have to <br />pay certain development impact fees and construct certain off- <br />
