Permit review process to ensure projects are reviewed to be compatible within a <br />neighborhood to achieve land use, design and economic development objectives. <br />o Policy LU-9-1: "Encourage. and facilitate an appropriate mix. ofgoods goods and services <br />offered in community and neighborhood centers." The Ordinance will modify <br />chapters. 18.04. (Definitions), and 18.06 (Permitted. Uses), to ensure that a desired rnix <br />of goods and services is provided in commercial districts. <br />.o Policy LU-11.3: "Increase and diversify local. employment opportunities,. and retain <br />and accommodate industrial development that is compatible with .City objectives for <br />safety, environmental and visual quality, and employment and. revenue generation." <br />The ordinance will increase. and diversify local employment opportunities; and is <br />compatible with City objectives for safety, environmental and visual quality, and <br />employment and. revenue generation.. <br />o Goal LU-15: "Recreate downtown Colton as a vibrant, pedestrian friendly, and <br />attractive distract that integrates civic, public, residential,. office, and..commercial <br />uses " The Ordinance will provide more commercial uses. that. will attract and <br />facilitate more intense :commercial development that. is currently lacking. Valley <br />Boulevard is a. busy corridor that presents opportunities for enhanced and new <br />commercial development. <br />o Policy LU-15.1: "Pursue attractive new developments and redevelopment within <br />downtown to revitalize the commercial and residential areas. Encourage new <br />development on vacant sites to achieve quality infill development consistent with <br />surrounding uses." The ordinance will provide a new commercial use on a vacant <br />site :that. will be compatible with other commercial uses. The proposed car wash will <br />be developed with appropriate. setbacks and. architectural detail and scale, ensuring <br />that this project will be compatible with the surrounding commercial uses. to help <br />revitalize the area. <br />o Policy LU-15.4: "Encourage a balance of land uses to encourage activity each day <br />Of the week and after business hours." As previously mentioned, the ordinance will <br />provide more commercial uses that will facilitate more intense commercial <br />development that is currently lacking in this area.
