The proposed zone change is in conformity with the General Plan of <br />the City because a general plan amendment has been approved concurrently with the zone <br />change request. The general plan amendment changes the land use designation of the Subject <br />Property from "Business Park" to "Industrial Park." The proposed I -P (Light Industrial) <br />zoning designation is consistent and in conformity with the proposed amended general plan <br />designation. <br />B. There is a need in the community for more of the types of uses <br />permitted by the proposed zoning designation. The proposed I -P (Industrial Park) zoning <br />designation permits uses that are typical of industrial park land uses, including general <br />commercial, administrative and professional offices, low -intensity manufacturing, <br />warehousing, wholesaling and similar industrial park uses that are more compatible with <br />surrounding less intense uses. Moreover, the City of Colton General Plan notes that there is a <br />need in the community for labor intensive industrial uses of the type promoted by the <br />Industrial Park zoning designation "in order to increase employment access to Colton <br />facilities." (See Colton General Plan, p.2-25.) The proposed change of zone will not adversely affect the surrounding <br />area or the community in general. The Industrial Park zoning designation is intended to be a <br />buffer between more intense industrial uses and less intense land uses, including residential <br />uses. Moreover, the I -P zoning designation's development standards provides adequate <br />separation and height requirements to assure that proposed industrial park uses do not <br />-3- <br />
