1 CITY OF COLTON <br /> California <br /> March l7, 196b <br /> 1 <br /> • <br /> • <br /> ' WEST COLTON STUDY <br /> 1 <br /> ' The area under study is situated westerly of Hermosa Avenue <br /> and its northerly extension., to the City Limits and southerly of <br /> Randall Avenue (Citrus) to Siover.. The area is largely vacant; the <br /> only development being scattered along Valley Boulevard, There are <br /> a few dwellings along Hermosa Avenue and San Bernardino Avenue,. <br /> Recent developments and trends in this area make a re-evaluation of <br /> the proposed land use and zoning necessary. The construction of the <br /> Colton to Palmdale cutoff, by Southern Pacific Railway, will alter <br /> the development trends of this vacant, potentially prime, land.. <br /> Existing Master Plan <br />` • Although the area west of Meridian Avenue was not in the City <br /> 1 at the adoption of the current General Plan, this area was considered <br /> as part of our realm of influence and planned as eventually being part <br /> of the City. The land south of the San Bernardino Freeway is designated <br /> as industrial; between the freeway and Valley Boulevard, west of <br /> Pepper, and the intersection of Pepper and Valley is designated as <br /> General Commercial. At the intersection of Randall and Pepper there <br /> ' is some Retail Commercial. <br /> The southerly side or San Bernardino Avenue (Olive) at Pepper <br /> • is designated as High Density Residential and Professional,. Morrow <br /> Airport is a Special Development Area, due to its unique characteristics. <br /> It was felt that this would develop as air-related commercial, light <br /> industrial, or a combination of public and commercial recreation uses <br /> Vith the exception of the aforementioned areas, everything north of <br /> • <br /> the freeway is designated as Low Density Residential. <br /> 1 <br /> ' Existing Zoning <br /> 1 <br /> • <br /> Much of the area is in the Unclassified Zone, having been recently <br /> annexed to the City. Zoning in the ar!.t ;.s residential of different classes, <br /> except for certain areas along Valley Boulevard and Pepper Avenue <br /> frontage from Randall Avenue. southerly,. <br /> • The existing R-1 was established upon annexation, pursuant to <br /> the General Plan The industrial, and large amounts of multiple <br /> 1• family, have been reclassified from residential 'within the past few <br /> years, <br /> • <br />
